Unlocking the Secrets of Florida’s Real Estate License Exchange

If you already have a real estate license from another state, here are three options to get your Real Estate license in FL

Option #1 – License Reciprocity

Florida offers mutual recognition with 10 states (Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island, and West Virginia). This allows for an equivalent license transition, bypassing education requirements. Do note that you will still need to pass a 40-question Florida-specific law exam and fulfill post-license and continuing education requirements. Provide your license history certificate when applying for a license under mutual recognition. Find more information here.

Option #2 – Experience in Another State

If your state doesn’t have mutual recognition with Florida, but you’ve held an active license for 2 out of the last 5 years, you can bypass the Florida Sales Associate License exam and directly obtain a Florida Broker License. Requirements include the broker pre-licensing course and the full 100-question state exam. Understand the role differences between a real estate agent (sales associate) and a broker.

Option #3 – Acquire Sales Associate’s License

For those uninterested in the broker role, they might prefer obtaining a Sales Associate’s license in Florida. This requires completion of the 63-hour pre-licensing course and the 100-question state exam.

Considering Florida’s unique real estate laws, completing a pre-licensing course in Florida can enhance your understanding and prevent potential errors that might lead to disciplinary actions by the Florida Real Estate Commission. Regardless of the path chosen, remember to continually refresh and increase your knowledge in Florida real estate law. Regardless of which State you are from to get your real estate license in FL its like another country when it comes to Real Estate, better to be safe than sorry!

Take the state-approved sales associate 63-hour pre-license course. We offer this course online. NOTE: If you’re approved to practice law in Florida, you don’t need to take the pre-license course. You may take the sales associate exam by providing a copy of your current Florida Bar card to the exam application.

Step 2: Finger printed and apply for the state exam

  • Get your electronic fingerprints for a background check. You’ll need to have your fingerprints taken at least 5 days before you send your license application. See where and how to get electronic fingerprints (PDF). Each fingerprint vendor sets the price for their services can range from $40-$90. You will need to provide your Social Security number and the following ORI number: FL920010Z.
  • Submit an application to the DBPR.  The fee is $83.75. The DBPR reviews all applications. The Pearson VUE company will email you when your application has been approved (can take up to 30 days).

Step 3: Take and pass the state real estate exam

Pearson VUE oversees the state exam process and offers the course in a variety of formats and locations. The cost is $36.75 per exam.

Pearson VUE will email you an “Authorization to Test”. This email includes your nine-digit Candidate ID number, which you need in order to sign up for the exam with Pearson VUE.  To schedule an exam, call 888.204.6289 or visit here for more information

Step 4: Apply for your license

After passing the exam, download and print your license through your secure account at the DBPR website. Once your initial license is activated, it is valid for 18 to 24 months, depending on when you pass the state exam.

Step 5: Find A sponsoring Broker

Your real estate license is not active until you are affiliated with a licensed broker. A sponsoring broker will activate your license using the DBPR RE 11–Sales Associate form (PDF). Finding a Broker is easy. We recommend interviewing several to find the right fit for you. For additional guidance, check out our Real Estate Business Launch.
