5 Key Realities for New NY Agents in 2027
Thinking about getting your New York real estate license? Here's the honest picture of what the job looks like now, and how to start the year ready for it.
A lot of people decide at the end of the year that this is the year they finally get licensed. If that's you, good. Before you pick a school, here's what new agents in New York are walking into in 2027.
The Short Answer
A new real estate career in New York in 2027 starts with the 77-hour course, the state exam and a sponsoring broker. From day one, you're running a commission-based business, so the agents who do well launch with a plan, choose their broker carefully, know the rules that apply to them and keep learning long after they're licensed.
The 77-Hour Course Is Step One, Not the Finish Line
New York requires 77 hours of approved education. After that, you still pass a proctored course final, pass the state exam, secure a sponsoring broker and apply through eAccessNY. A school that prepares you for all five steps saves you months.

Know the Rules That Apply to You
New York law requires agency disclosure at first substantive contact with a consumer. Other practice rules depend on who you hang your license with. A broker who belongs to a REALTOR® association brings that organization's policies with it. Know the difference before you sign on.

Your Sponsoring Broker Shapes Your First Year
You can't practice without one, and training, splits and support vary widely. Interview brokers the way they interview you, and come in with good questions.

You're Running a Business on Day One
Most agents earn on commission, which means your marketing, your database and your follow-up are your paycheck. Agents who launch with a plan get traction faster than agents who figure it out as they go.

Learning Doesn't Stop at Licensing
Every New York licensee completes 22.5 hours of continuing education every two years to renew. The agents who last treat education as an ongoing advantage.

Frequently Asked Questions
How long does it take to get licensed in New York?

Completing the 77-hour course does not by itself grant a real estate license.
