A Message to New York Appraisers · November 2026
Embracing the UAD 3.6 Transition: Encouragement and Resources for New York Appraisers
The appraisal profession is entering an important new chapter. Here's some encouragement from our family to yours, plus the official resources and practical tools to help you through the change.
What's Changing
As of November 2, 2026, UAD 3.6 is mandatory for all new appraisal reports submitted to the Uniform Collateral Data Portal (UCDP). The date is based on each report's initial UCDP submission date. The redesigned Uniform Residential Appraisal Report (URAR) replaces the legacy forms, including the 1004, 1073, 1025 and 1004D.
Change of this magnitude can bring a mix of excitement, frustration and uncertainty. New software, expanded data requirements and updated reporting workflows all take time to learn and build into your daily practice.
On behalf of the entire Manfred Real Estate Learning Center team, we wish you the very best as you make this transition.
Don't Be Afraid to Embrace the Change
UAD 3.6 is more than a new form. It's a shift toward a more dynamic, data-driven reporting structure. The adjustment may be challenging, but it's also an opportunity to strengthen consistency, improve your reporting and take a fresh look at the tools that support your appraisal practice.
Practical Tips for the First Few Months
A Question Worth Considering
Are All the Sales Comparables You Need in One Local MLS?
Property data doesn't always fit neatly inside the boundaries of one local MLS. Relevant sales may sit in neighboring markets, be entered through another listing system or show up only in public-record and off-market data.
Relying on a single local database can limit what you see when you research a subject property and select potential comparables.
An Additional Data Resource: Manfred Membership Plus
Manfred Membership Plus includes access to NYStateMLS and MYStateMLS, along with sales-comparison and property-research tools through Professional Search and HouseCanary. Together, they help you research properties using more than one type of data source, including MLS information, public records, listing history and off-market property data.
Professional Search
Research active, sold and off-market properties, property history, days on market and potential comparable sales across a broader area.
HouseCanary
Review multi-sourced property information, public records, historical sales, property characteristics, valuations and potential comparables in one platform.
NYStateMLS and MYStateMLS
Expand your research beyond one local MLS with additional statewide and nationwide listing information.
Looking to Reduce Business Expenses in 2027?
As you build your 2027 budget, compare the cost of your current MLS and association services with what's included in Manfred Membership Plus.
Membership Plus is $60 per month and includes NYStateMLS and MYStateMLS access, Professional Search, eligible HouseCanary tools, unlimited eligible Manfred continuing education certificates and additional professional resources.
Depending on your current memberships and the services you need, it may be a more affordable way to expand your property-data resources. Compare features, coverage and costs carefully before changing any service your appraisal practice depends on.

Property-data availability and coverage vary by location, property type, source and provider. These resources supplement, and don't replace, an appraiser's independent research, verification, professional judgment or USPAP obligations. Product availability and eligibility are subject to applicable provider requirements. UAD dates and requirements come from Fannie Mae and Freddie Mac; confirm current guidance on their sites.
