Can You Belong to Two MLSs? Yes, and Here's How It Works

You don't have to choose between your local MLS and wider reach. Many agents keep their board MLS and add a statewide and nationwide MLS as an extra marketing tool. Here's how to do it the right way.

The Short Answer

Yes. You can belong to more than one MLS. You can keep your local MLS and add MYStateMLS, which requires no board or REALTOR® membership, to reach buyers statewide and nationwide. Just let your broker know you plan to use it as an additional marketing tool.

Why Agents Join a Second MLS

Wider Reach

Your local MLS reaches local buyers. A statewide and nationwide MLS reaches relocation, second-home and investor buyers searching from somewhere else.

More Control

With Syndication of Choice, you and your seller decide where the listing appears online.

Work More Markets

If you sell across county lines or regions, one local MLS may not cover everywhere you do business.

How Listings Work in Two MLSs

The most common question is what happens to a listing when you belong to two systems. Two simple rules cover most situations:

1. Where the Listing Originates Gets the Credit

The MLS where you first enter the listing is where it receives credit. Decide up front which system will be the listing's home.

2. Avoid Duplicate Listings Online

If you start a listing in MYStateMLS first, most local MLSs let you turn off their syndication for that listing, so it doesn't show up twice on the same websites. Check your local MLS's settings and rules before you list.

Be Transparent With Your Broker

You don't need to leave your firm or your board to join MYStateMLS. Just tell your broker you plan to use it as an additional marketing tool for your listings. Being upfront keeps everyone aligned on how listings will be entered and advertised.

Before You Join a Second MLS

  1. Tell your broker you'll be using a second MLS as an additional marketing tool.
  2. Decide which MLS each listing will originate in.
  3. Check your local MLS's syndication settings so listings don't appear twice online.
  4. Talk with your seller about where their listing will appear and why.
  5. Keep listing details identical in both systems.

Why MYStateMLS Works as Your Second MLS

  • No board or REALTOR® membership required. Keep your current board, or don't have one at all.
  • Open to any licensee: salespersons, brokers, appraisers, auctioneers and mobile home dealers.
  • Statewide and nationwide reach. NYStateMLS is the statewide MLS for New York and part of MYStateMLS.
  • Syndication of Choice. You decide where your listings go.

Google is now showing MLS listings in search

Through the Google/HouseCanary (ComeHome) listings program, participating MLSs' listings can appear directly in Google search results. MYStateMLS is one of the founding participants. If your MLS isn't part of it, your listings may be missing from results your competitors appear in.
