Your license expiration date is not a suggestion. It is the date that determines your ability to legally keep doing business. If you are asking, “when do NY agents need continuing education,” the short answer is: before every renewal. The smarter answer is to build your CE plan early enough that compliance supports your business instead of interrupting it.
For New York real estate salespersons and brokers, continuing education is a recurring professional requirement, not a one-time task after licensing. Treat it as part of operating a credible, durable real estate business.
When Do NY Agents Need Continuing Education?
New York real estate salespersons and brokers generally renew their licenses every two years. Before submitting a renewal application, they must complete the state-required continuing education hours through approved courses.
The key date is the expiration date printed on your current license. It is not tied to the end of the calendar year, your brokerage anniversary, or when you last happened to take a class. If your license expires in October, your education must be completed before you renew in October.
Waiting until the last week is a needless business risk. Courses can fill, technical issues happen, and a last-minute course choice may satisfy a requirement without giving you knowledge that strengthens your practice. Complete your CE well ahead of renewal, then retain your completion records in case the Department of State requests them.
If a license expires, do not assume you can continue representing clients while you sort out the paperwork. An expired license can stop your ability to lawfully conduct licensed real estate activity and create avoidable disruption for your clients, brokerage, and pipeline.
How Many CE Hours Does New York Require?
Most New York salespersons and brokers must complete 22.5 hours of approved continuing education during each two-year license period. Brokers and salespersons have the same basic CE-hour requirement, even though a broker license has separate education and experience standards when you are moving up from salesperson status.
For renewals subject to the current New York rules, the 22.5 hours include specific required subjects. Those required topics are designed to address the parts of real estate practice where poor judgment can create real consumer harm, discrimination claims, agency conflicts, or compliance exposure.
- 3 hours of fair housing and discrimination training
- 1 and/or 2 hours of Law of Agency
- 2.5 hours of ethical business practices
- 1 hour of recent legal matters
- 2 hours of implicit bias training
- 2 hours of cultural competency training
That flexibility matters. An agent building a listing-focused business may benefit from coursework that sharpens advertising, disclosure, negotiation, or risk management. A professional expanding into more complex transactions may get greater value from legal updates, fair housing application, environmental issues, or contract-focused education. Compliance is mandatory. How you use the elective portion is a business decision.
Complete CE Before You File Your Renewal
The correct sequence is simple: complete approved CE, keep your certificates, and then submit your renewal through the state process before the license expires. Do not reverse that order or assume you can finish courses after filing.
New York licensees should also confirm that the course provider and the individual course are approved for New York continuing education credit. A course may be informative, professionally valuable, or approved in another state and still not count toward a New York renewal. The course title and credit hours should clearly match what you need.
Live webinars and online education can be practical options for busy professionals, but convenience should not mean guessing. Verify the course format, credit allocation, and completion process before enrolling. A clean completion record is part of clean compliance.
Do New Agents Need CE at Their First Renewal?
In most cases, yes. A newly licensed salesperson should plan to meet the continuing education requirement before the first two-year renewal. Pre-licensing education gets you qualified to obtain a license. Continuing education keeps that license current and helps you stay effective as laws, risks, and market practices evolve.
This distinction matters for career changers who finish their qualifying course, pass the exam, and immediately focus on transactions. Your first license term can move quickly. Put the renewal date on your calendar when your license is issued, not when the renewal notice arrives.
The same principle applies when you are advancing. Broker qualifying education and experience requirements are separate from the CE cycle attached to an active license. Do not let a broker upgrade plan distract you from the renewal requirement already in front of you.

Is Anyone Exempt From New York CE?
No. New York does not exempt real estate licensees based on years of licensure, activity level, or transaction volume — regardless of how long you’ve held your license. A previous exemption for brokers licensed at least 15 consecutive years before July 1, 2008 was eliminated effective July 1, 2021; all previously-exempt brokers were required to resume CE from that date forward.
The only current exemption is for attorneys admitted to the New York State Bar who hold a real estate broker’s license.
For nearly everyone else, the working rule is straightforward: 22.5 approved hours in every two-year license period, completed before renewal.
Turn Required CE Into a Competitive Advantage
The agents who dominate their market do not treat CE as a tab they close at 11:58 p.m. They use it to tighten their operating standards. Fair housing education can improve how you communicate with every prospect. Agency coursework can reduce confusion at the exact moment relationships and loyalties must be clear. Flood insurance knowledge can make you more useful in a market where property risk and buyer due diligence are becoming more visible.
Your elective choices can also reinforce the business you want to build. If your goal is greater independence, choose education that improves your grasp of compliance, data, marketing claims, negotiation, and consumer protection. Better knowledge protects your license, but it also improves the confidence with which you advise clients.
At Manfred Real Estate Learning Center, the strongest education path is never just about meeting the minimum. It is about becoming the professional clients trust when the transaction gets complicated.
A Better Renewal Routine
Set two reminders for every license cycle: one about six months before expiration and another about 90 days out. At the first reminder, review the required topic hours and select courses that match the work you are actively doing or pursuing. At the second, confirm every certificate, total your credits, and leave enough time to correct a missing requirement.
Keep your certificates organized by license cycle, along with course names, completion dates, and credit hours. This small habit protects you if there is a question later and makes future renewals far less stressful.
A New York license gives you access to opportunity. Keeping it current is the baseline. Use your continuing education to become sharper, more compliant, and harder to compete with before your next renewal date arrives.
