Start With the Exam Itself

Before you build a study schedule, know what you're preparing for.

New York's exam focuses heavily on state license law, agency and disclosure, fair housing, contracts and real estate math. Weight your study time toward those areas.

Build a Study Plan That Produces Recall

Rereading your notes feels productive, but it doesn't prepare you to answer questions. Instead:

• Test yourself early. Take a practice exam in the first week to find your weak spots.
• Use active recall. Close the book and explain a concept out loud, or answer questions from memory.
• Keep an error log. Write down every question you miss, why you missed it and the correct rule.

Learn the Concepts Behind the Vocabulary

Memorizing definitions isn't enough. The exam tests whether you understand what terms mean in practice: what an agent owes a client, when a contract is enforceable, how commission and proration math works. If you can explain why a rule exists, you can answer questions that are worded in unfamiliar ways.

Use Practice Questions as a Decision-Making Tool

When you review a practice question, don't just check whether you got it right. Ask why each wrong answer is wrong. On test day, use a two-pass method: answer the questions you know on the first pass, mark the hard ones, then go back with the time you have left.

Think Like a Licensee

When two answers both seem reasonable, choose the one that follows the law, protects the public and stays within what a licensee is allowed to do. That "compliance mindset" settles many of the trickiest questions.

Know When to Change Your Approach

If your practice scores stay flat, look at your error log for patterns. Are you missing math? Agency? Misreading the question? If studying alone isn't moving your score, structured prep with explained answers or an instructor can break the plateau.
